A recent change in Lower Merion's zoning law means plans for a vacant Ardmore church are back on the table, despite previously being denied. Condominium Units Could Be Coming Wally Smerconish, the owner of First Baptist Church of Ardmore, plans to convert the recently closed church and its parsonage into five condominium units. He will present before the Lower Merion Zoning Hearing Board on March 7. Smerconish presented the same plans to the Zoning Hearing Board in May but had his plans denied because at that time, multi-family housing in an R-4 zoning district was not permissible—and Smerconish, the board ruled, did not meet the adequate "burden of proof" for a use variance. Developer Wally Smerconish, the contract buyer of First Baptist Church of Ardmore, applied for a demolition permit for the property this week, according to Bob Duncan, Lower Merion Building and Planning Director. The Lower Merion Zoning Hearing Board's decision to deny a use variance requested by Smerconish "effectively directed me to demolish this church," Smerconish told Patch on Friday. On Tuesday, the ArdWood Civic Association met with martial arts instructors who have shown an interest in the First Baptist Church property.
On Tuesday night, martial arts instructors Alberto Robayo and David Kremin met with members of the ArdWood Civic Association about the instructors' interest in buying the First Baptist Church of Ardmore property, located at Athens Avenue and St. Paul's Road, and turning it into a martial arts studio. Because the site is zoned residential and the upkeep on the property is so expensive, several civic association members expressed their doubts about the viability of the proposal after the meeting.
