How the effects of social media can hurt you while selling or buying your home.  There are so many different social media channels that people utilize in their daily lives these days. From Facebook posting photos and Twitter tweeting messages to using real estate social sites like Truila and Zillow there are numerous items that you need to be careful of so you do not give away too little or too much information. Brett Furman advises his buyer and seller clients to stay out of social media during the house hunting and house selling process.

For Buyers, just a simple message on your social media saying how much you are looking to buy a house for or what that range is can be used against you by the sellers realtor and knowing that information. Also if you are posting about how much you love that home you just looked at and that it’s going to be your next house no matter what eliminates your negotiating power with the seller’s realtor.

For Sellers, posting the wrong thing on social media could cost you thousands at the selling table! Telling friends, family and your network about how motivated you are to sell your home because you’ve already purchased another one could tip negotiating in the buyers favor. Sharing your frustrations about the current house such as “I wish this house had bigger closets or was warmer” could also lead buyers to steer away from the home rather than feel welcomed by it.

 

In the end, social media may not be the right place to communicate about your housing wants or needs to sell. Doing so could lead to thousands of dollars left at the selling table says Brett Furman, expert home seller at RE/MAX Classic.
