Upscale Condos Planned For YMCA Site in Ardmore
The Main Line YMCA building will be demolished, if plans are approved.
A four-story, 31-unit condominium building is proposed for the site of the Main Line YMCA in Ardmore, which will be demolished to make way for the new complex.
Provco Cornerstone Ardmore LP, a partnership between The Provco Group and Cornerstone Communities, plans construct a 31-unit building of for-sale luxury condos on the YMCA lot with “maintenance free living," secure underground parking and upscale features, said David Della Porta, president of Cornerstone Communities.
“It should be a wonderful condo lifestyle for professionals and empty nesters,” Della Porta said in an interview Wednesday.
The Main Line YMCA announced in September its plans to close the Ardmore facility and merge with the Haverford YMCA when that building is completed in fall. An opening in October 2013 is expected.
While operations at the Ardmore YMCA continue, plans are being put into motion for what will happen once it closes. Provco Cornerstone will go before Lower Merion's Zoning Hearing Board on April 4 to seek zoning relief, the first in a series of steps to develop the site. (View the application here.)
The company expects the approval process with Lower Merion Township to take about a year, at which point the owners would begin marketing and start construction.
The condo units will be upscale, and as a result, will have a price point on the upper end of the market, Della Porta said. Because of the small size of the building, residents won’t have access to swimming pools or fitness centers—but there will be an elegant lobby, two elevators, and “great finishes” in the unit, he added.
The building will likely be “classic Main Line,” styled to look like “a grand old mansion."
Representatives of Provco Cornerstone met with North Ardmore Civic Association this week to talk about plans, and have met informally with the township. The Zoning Hearing Board meeting is scheduled for 7:15 p.m. on Thursday, April 4.
